The Inspector listed abov e conducts this inspection , to th e exten t feasib le, based on Standards of Practice an d Code of
Ethics set forth b y the A merican Society of Home Ins pectors (a copy is availab le upon request). A written report will foll ow
the field inspection. Each inspection includes only those items, systems, and components expressly identified in the written
report. This inspection is essentially v is ual, it is not technically exhaustiv e, an d does n ot imply that every defect was found.
Laten t, con cealed, or in accessib le defects & prob lems are excluded from this in spection. Floor coverin gs, furniture and
personal belongings are not disturbed during the inspection. The equipment & appliances included in this inspection are
tested for response to normal controls only , when possi bl e. The equipment and appli ances i ncluded i n thi s i nspection are not
disman tled, other than normal service panels which can be freely and easily removed.
A carbon monoxide test will be conducted inside the home measured in parts per million. This test is limited in scope and is
restricted to the condi ti ons i nside the house at the ti me of the i nspection. The conditi ons i nsi de the house can and wi l l
ch ange.
The heatin g appliance heat exchanger cannot b e v iewed without dismantli ng the un it. A specialist in h eating appliances wh o
is trained in dismantling the unit should be retained if the heat exchanger is desired to be visually inspected.
The written report is an ov erv iew of this inspection and supersedes the inspector's oral comments. This in s pection does not
in clude governmental code compliance. Th is ins pection is in tended to report whether a s ystem, item, or component th ereof i s
reason ably operating or functioning at the time of the inspection only.
This home inspection does not address the possible presen ce of radon gas, lead pain t or solder, asbestos, toxic or flammab le
ch emicals, or other h armful or env ironmen tall y un s afe substan ces. Th e possible presence of such items sh ould be iden ti fied
b y a specialist in the detection of these substan ces.
An inspection of private waste disposab le systems (such as septic systems) are not included in this h ome inspection. A lso,
this report does not in clude an inspection for wood destroying insects &/or pests. Specialists in th es e fields should be
con tacted if th ese in spections are desired.
The radon gas screening test (optional) reports on the lev e l of radon gas that the testing dev ice was ex posed to during its
ex posure in the hom e. The inspector assumes no liability for the accuracy of this report based on the environmental
conditions present at the time of the inspection. To the extent feasible, the testing device will be placed following EPA
protocols.
The inspector assumes no liability for the cost of repairing or replacing any unreported defects or conditions, either current
or arisin g in the future, or any con sequen ti al damages, bodily injury, or property damage of any na ture that may occur.
IMPORTANT: This inspection and report are performed & prepared for the sole use of the

Indications of past basement water entry were noted in random areas.
Improving the exterior drainage around the foundation, along with
maintaining the gutter/ down sp out system, should help minimize basement
water entry. Also, a "Beaver" water mitigation system has been installed to
help with water entry.
