THIS VACATION RENTAL AGREEMENT hereinafter referred to as “Lease”,

1. Renter agrees to pay the following sums of money to Owner in consideration of this
lease:

Balance of rental payment plus security deposit of $200 is due to Owner 30 days

Payments:
Payments may be made by credit card, money order or cashiers check. Upon
receipt of deposit, Owner agrees to ensure that the vacation time is reserved in the
name of the Renter.
2. Renter shall not sublet this lease without Owner’s express written consent.
3. Occupancy shall be no more than ____ persons. ( # of adults ______, # of
children _____) If guests exceed the number of occupants specified, renters will be
asked to vacate the premises immediately and the total rental charge will be
forfeited.
4. Renter must be 21 years of age. (Some exceptions do apply)
5. Renter agrees to abide by policies set by the complex management; refrain
from loud noise, use no fireworks, host no parties nor engage in public displays of
drunkenness.
6. Renter agrees to leave unit in clean sanitary rent able condition or pay costs of same.
Renter is responsible for any damages by any and all occupants during the rental
term.
7. Renter agrees that no pets shall be allowed in vacation property.
8. Renter agrees that at no time will there be smoking anywhere in the unit, including
porch and balcony.
9. Renter agrees to report promptly to owner any mechanical, electrical, plumbing, or
other problems on premises.
10. Personal Property and Liability: The Renter agrees that the Owner of said
premises is not liable for any damage or injury to Renter, or guests or for damage to
their personal property incurred during their stay. Renter and guests bear the risk
of any and all injury.
Cancellation policy:
Owner is not able to cancel this agreement without reimbursing Renter all out of pocket
expenses for arranging this vacation.
If Renter must cancel reservation on or before _______________________, Renter will be
refunded entire deposit minus a $100 cancellation fee. If cancellation is made between the

The Owner will return to Renter ________________ or ¼ of original deposit.
Any cancellation made after _____________________ will result in forfeiture of all monies
paid by Renter. Renter understands that this includes cancellations or vacation
interruptions due to illness, or inclement weather, including hurricane evacuation.
This lease shall be governed pursuant to the laws of South Carolina; and invalidation of any
part of this lease shall not invalidate the remainder.
This document contains the entire agreement between the parties, and any changes,
amendments, or modifications hereof shall be void unless the same are in writing and signed
by both parties.
The parties below agree to the terms stated above and have read, understand, and agree to
the terms of the agreement.
