WHEREAS, Landlord and Tenant hereby agree to the following terms and provisions:
1. The Condominium
1.1 Landlord hereby agrees to lease to Tenant, and Tenant hereby agrees to lease from Landlord, the
above described Condominium.
2. Term of the Lease
2.1 Landlord shall lease the Condominium to Tenant for a term of _________________ (________)

of _____________________, ______ and ending on the __________ day of ___________________,

3. Lease Payments
3.1 Tenant shall pay to Landlord a total sum of ________________ dollars ($_____________) rent for
the term, which rent shall be paid in equal monthly installments of ______________ dollars

the term of this Lease, without deduction or demand.
4. Late Payments; Delinquent Payments
4.1 Should Landlord elect to accept a late payment from Tenant, Tenant shall pay to Landlord a late
fee of __________ dollars ($__________), which may be charged as additional rent.
4.2 If Tenant’s check is dishonored by the bank, Tenant shall pay Landlord a handling charge of
____________ dollars ($________). Upon Landlord’s request, Tenant may also be required to pay
to Landlord a late charge. Any returned checks shall be redeemed by cash, a cashier’s check,
certified check, or money order. If more than two (2) checks are returned, Tenant shall pay any
and all future rent payments and any other charges in the form of cash, cashier’s check, certified
check, or money order.

5. Security Deposit
5.1 Tenant shall pay to Landlord a security deposit of _____________ dollars ($____________), as
security for Tenant’s fulfillment of the terms and conditions of this Agreement. Landlord shall
return such security deposit to Tenant within thirty (30) days after the Condominium is vacated,
if the following conditions have been met:
a. the lease term has expired or this Agreement has been mutually terminated by both
parties; and
b. all monies due to Landlord by Tenant have been paid; and
c. the Condominium is not damaged and was returned to Landlord in the same condition
as existed at the commencement of this Agreement, normal wear and tear excepted.
5.2 Landlord may apply the security deposit to satisfy any or all of Tenant’s obligations, and such
application shall not prevent Landlord from claiming any damages in excess of the deposit
amount.
5.3 Tenant shall not apply the security deposit to any rent payment and Tenant shall pay
____________ dollars ($__________) for the installation of new locks if all keys are not returned
upon termination of this Agreement. Tenant hereby acknowledges receipt of _________________
