WHEREAS, Landlord and Tenant hereby agree to the following terms and provisions:
1. The Condominium
1.1 Landlord hereby agrees to lease to Tenant, and Tenant hereby agrees to lease fromLandlord,the
above described Condominium.
2. Term of the Lease
2.1 Landlord shalllease the Condominium to Tenant for a term of_________________ (________)

3. Lease Payments

4. Late Payments; Delinquent Payments

4.2 If Tenant’s check is dishonoredby the bank,Tenant shall pay Landlorda handling charge of
____________ dollars ($________). Upon Landlord’s request, Tenantmay also be required to pay
to Landlord alate charge. Any returnedchecks shallbe redeemed bycash,a cashier’s check,
certified check,or money order. If more than two (2) checks are returned, Tenantshall pay any
and allfuture rent paymentsandany other charges in the form of cash, cashier’s check, certified
check, or money order.

5. SecurityDeposit
5.1 Tenant shall pay to Landlord a security deposit of _____________ dollars ($____________), as
security for Tenant’s fulfillment of the termsandconditions of this Agreement. Landlord shall
return such security deposit to Tenant within thirty (30)days after the Condominium is vacated,
if the following conditions have beenmet:
a. the lease term has expiredor this Agreement has been mutually terminatedby both
parties; and
b.all monies dueto Landlord byTenant have been paid; and
c.the Condominium is not damaged and was returned to Landlordin the samecondition
as existed at the commencement of this Agreement, normal wear and tear excepted.
5.2Landlord may apply the security deposit to satisfy any or all of Tenant’s obligations, and such
application shall not prevent Landlordfrom claiming any damagesin excess of the deposit
amount.
5.3Tenant shallnot apply the security deposit to any rent payment and Tenant shall pay
____________ dollars ($__________) for the installationof newlocks if all keys arenot returned
upon termination of this Agreement. Tenant hereby acknowledges receipt of _________________
