WHEREAS, Landlord and Tenant hereby agree to the following terms and provisions:
1. The Condominium
1.1 Landlord hereby agrees to lease to Tenant, and Tenant hereby agrees to lease from Landlord, the
above described Condominium.
2. Occupants
2.1 The following tenants shall reside in the Condominium: [insert the complete list of people who will be
living in the condominium].
2.2 No people other than those listed in Section 2.1 shall occupy the Condominium. Any persons not
listed in Section 2.1 must not stay any longer than ________________ (_________) [insert the
number of days in both words and numerals] consecutive days without Landlord’s prior written
consent.
3. Term of the Lease
3.1 Landlord shall lease the Condominium to Tenant for a term of ____________________ (________)

4. Lease Payments

5. Late Payments; Delinquent Payments
5.1 Should Landlord elect to accept a late payment from Tenant, Tenant shall pay to Landlord a late
fee of ____________ dollars ($____________), which may be charged as additional rent. Landlord
may also elect to charge Tenant a daily late fee of _______________ dollars ($_________) per day
for any lease payment not received on or before the due date.
5.2 If Tenant’s check is dishonored by the bank, Tenant shall pay Landlord a handling charge of
___________ dollars ($__________). Upon Landlord’s request, Tenant may also be required to pay
to Landlord a late charge. Any returned checks shall be redeemed by cash, cashier’s check,
certified check, or money order. If more than two (2) checks are returned, Tenant shall pay any
and all future lease payments and any other charges in the form of cash, cashier’s check, certified
check, or money order.
5.3 If Tenant does not make lease payments on time, payments shall be deemed delinquent and
Landlord shall have any and all remedies available to him/her by the laws of the State of Texas
and this Lease Agreement.
